Planning approval for Phase 7.2 of Acton Gardens


Countryside, the UK’s leading mixed-tenure developer, and L&Q, one of the UK’s leading housing associations, have secured unanimous planning approval from Ealing Council for Phase 7.2 of Acton Gardens, which will provide a further 185 mixed-tenure homes at the £800m regeneration of the former South Acton estate in west London.

Located between the recently constructed Phase 7.1 and opposite Avenue Park, Phase 7.2 represents the next piece in the Avenue Road frontage. Designed by GRID Architects, the new phase will provide 185 new apartments, of which 50% will be affordable on a habitable room basis. Of these new homes, 44 will be for Active Living (independent apartments eligible for over 55’s and specifically designed to adapt to people’s changing needs over time). An energy centre hosting a site-wide District Heating System is also being delivered as part of the phase, which will help to reduce carbon emissions and improve air quality due to reduction in gas emissions.

As well as the new homes, new public spaces are also being created, including a courtyard garden with direct access for all residents. With planning approval now granted, works are expected to begin later this year with the first completions due in 2024.

Acton Gardens is a 52-acre comprehensive redevelopment of the former South Acton estate – a £800 million investment creating 3,463 new mixed-tenure homes. The development delivers 50% affordable housing and more social rent homes than previously existed on the estate before the project commenced.  The rehousing of residents from the South Acton estate is a key priority, and residents from the ‘red brick’ area of the estate and existing sheltered accommodation will be moving into Phase 7.2 once complete. The new homes being delivered have become progressively more popular with existing residents from the estate, with 94% reporting they wanted to move into the homes in the latest phases.
