Ground-breaking developments at Dracan Village, Drakelow Park as work gets underway to build over 1500 homes

Dracan Village spade in the ground event

The start of work on the 400 affordable homes at Dracan Village, Burton-on-Trent, was marked by a ground-breaking ceremony that saw Countryside, the UK’s leading mixed-tenure developer, welcoming partners to the former power station site in Drakelow Park.

Countryside is working with Midland Heart, one of the Midlands’ leading housing associations, to provide over 400 affordable properties, as well as Sigma Capital Group plc, one of the leading providers in the build-to-rent market, to bring a completely mixed-tenure offer to the 1500-home development in Burton-on-Trent.

Countryside and Midland Heart were joined on site by representatives of South Derbyshire District Council and Derbyshire County Council, as well as the local Member of Parliament, Heather Wheeler MP, to officially mark the start of a project that is set to transform this brownfield site and the wider area.

The site is being run with the local environment and community in mind. Countryside has reduced the number of lorry movements in the local area by recycling over 95% of all excavated materials on the site, reducing waste, CO2 emissions and unnecessary site traffic. In addition, all the homes will be closed panel homes built off-site at one of Countryside’s modular factories, with each modular home emitting 14,460 kg CO2e less than a traditional brick-and-block house.

Adam Daniels, Managing Director, West Midlands, Countryside commented: “I was delighted to welcome Midland Heart and representatives from South Derbyshire District and Derbyshire County Councils to the site and showcase what is a flagship development for the West Midlands team. It is fantastic to be working with Midland Heart and the local authorities on this project, to ensure we are delivering homes that cater for everybody’s needs.

“Dracan Village is ideal for anyone looking for a well-located new home, a stone’s throw away from Drakelow Nature Reserve and with excellent transport links. This development is yet another example of Countryside regenerating underused land and transforming it into a community where people will love to live.”

Joe Reeves, Executive Director of Finance and Growth at Midlands Heart, said: ““It’s great to be onsite at Drakelow to see the early stages of this site. This is going to be a thriving and sustainable community for people to live in affordable housing and we’re really pleased to be part of that in partnership with Countryside.”

Frank McArdle, Chief Executive of South Derbyshire District Council added: ““Today marks the start of a major and long envisaged regeneration project, the aim of which is to create a sustainable community development in the south west of the District of South Derbyshire.”

Countryside’s latest collection of new homes on the open market at Dracan Village are available to buy now. With the River Trent to the north and open fields to the south, Dracan Village is situated on the edge of Burton-upon-Trent, in walking distance to the various shops, bars and restaurants of this historic market town.
