Green light for Phase 3 of South Oxhey Central

Countryside, the UK’s leading mixed-tenure developer, and Home Group, one of the UK’s largest providers of high-quality housing, health and social care, have secured planning approval for Phase 3 of South Oxhey Central, the c.£218m development in Hertfordshire, from Three Rivers District Council.

Phase 3 will deliver 345 new homes in total, a c.18,800 sq ft Lidl supermarket, and c.6,500 sq ft of further retail space. The revised planning application includes an increase in affordable homes, with 65 additional affordable homes being delivered, as well as enhanced landscaping and landscaped podiums for residents. The first construction works are expected to start later this year when safe to do so and in line with government advice, with the first homes scheduled to complete in 2022 alongside the new Lidl foodstore. 

When complete, South Oxhey Central will consist of a total of 659 new homes and in excess of 55,000 sq ft of commercial space, set across two acres of landscaped public spaces. 188 new homes have been delivered to date at South Oxhey Central, comprising 96 homes for social rent and 21 homes for shared ownership, with 71 private homes.

Construction is progressing swiftly on Phase 2 of South Oxhey Central, with the first residents moving into the new affordable homes last month. Phase 2 will provide 8,500 sq ft of retail space, a new and improved market square that will also serve as a hub for community events, and 174 new homes when complete.

“Phase 3 will deliver a varied mix of new homes, ideal for both local residents and those looking to find their perfect home here, as well as building on the resurgent retail offering that we have established already. We can’t wait to get started on the next stage of South Oxhey’s transformation.”
