First homes complete at Countryside’s major regeneration scheme in Kilburn

The first wave of homes at North West Quarter, Countryside’s major regeneration scheme in Kilburn, north-west London, have now completed. This first phase of the scheme, previously known as Peel, includes 38 homes for social rent owned by leading housing association, Home Group, and will soon become home to residents of the local estate.

Construction work has now started on phases two and three, which includes a further 68 affordable homes, 96 private homes, a new medical centre, affordable workspace, gym and local shops. These two phases will also include a public plaza which will sit at the heart of the development and South Kilburn community. The first of this latest collection of homes and amenities are anticipated to complete in summer 2023.

To mark the milestone and the handover of the completed homes to Home Group, Cllr Shama Tatler, Cabinet Member for Regeneration, Property and Planning at Brent Council, cut a ribbon at a dedicated event celebrating the occasion. The event, hosted key partners that helped to bring these new homes forward, included representatives from Countryside, Home Group, Brent Council, Frank Reynolds Architects, Perkins & Will and Penoyre & Prasad.

Together, Countryside, one of the UK’s leading home builders, Home Group, one of the biggest housing associations in the UK and Brent Council, Council of the Year’ 2020, are delivering 308 new homes and a plethora of community amenities at North West Quarter, which will form the heart of South Kilburn’s ambitious masterplan to transform the area.

The development, situated opposite a large park, will include apartments and family homes across private, shared ownership and social rent, creating high-quality sustainable places to live, characterised by a tenure-blind approach to design.

As part of the project, Countryside and its partners will create extensive facilities, including a market square activated through a programme of events; a health centre, which will accommodate local GP practices; retail units and a community hub.

The planned amenities are designed to benefit both the existing community and those new to the area. As part of the development, Countryside, Home Group and Brent Council will focus on providing attractive green spaces and mature trees and planting throughout the public space, ensuring it works in harmony with the nearby Kilburn Park, while improving the ecological and biodiversity credentials of the site.

The new scheme is located within walking distance of the bustling Carlton Vale area and is a short walk from both Queen’s Park and Kilburn Park train stations on the Bakerloo line, boasting excellent links to central London.

The scheme is anticipated to complete in Q3 2026.
