With more than 60 years’ experience designing places people love and helping to build successful communities across the UK, including some of the country’s most complex regeneration and master planned sites.

Countryside Partnerships are committed to high quality design, construction and management creating a positive legacy for future generations. Working in partnership with housing associations, public bodies, landowners and institutional private rental operators, we deliver multiple tenures, including affordable homes, build to rent homes and homes for private sale.

Countryside Partnerships is the UK’s leading mixed-tenure developer, bringing together modern and efficient delivery methods to create sustainable communities where people love to live. 

We specialise in delivering complex projects, creating places and homes on behalf of a wide range of organisations including local authorities, housing associations and investors in the Private Rented Sector. We undertake complex projects which involve land assembly, planning and technical expertise and construction experience to deliver value for our partners.

Our placemaking approach, not only builds high quality homes, but also thinks critically about the social and digital infrastructure, transport and green spaces needed to nurture a vibrant, connected and healthy community. Engaging with and listening to local communities and partners are key to this work.

Our approach incorporates design for life principles, notably creating a place, which connects into the existing community. Our commitment to delivering social value through sustainable communities, ensuring a better quality of life for everyone, now and for generations to come, is further supported by our social and economic programme of training, and local and wider employment opportunities.

Our company history

  •  Vistry Partnerships secures three Homes England sites delivering more than 800 homes
    2022
    • In November 2022 the successful merger of Countryside Partnerships was completed with the Vistry Group making the combined business one of the largest developers in the UK.
    • Countryside Partnerships becomes the Partnerships division of the Vistry Group building on its long-standing heritage.
    • Countryside continues to operate as a retail brand alongside the existing retail brands under Vistry Group.
  • Timber frame factory
    2020-2021
    • We were awarded five-star builder status by the Home Builders Federation.
    • The business continued to grow through the opening of the the 3rd timber frame factory and Partnerships Midlands Division.
    • Launch of our Communities Fund, a pledge of £1m to a wide-ranging cross-section of organisations spanning from food banks and care homes to housing associations.

    2010s 
    • In 2014, Millgate Developments were acquired we also achieved ISO 140001 and ISO 90001 certification.  
    • In 2015, RIBA National award won for Abode, Cambridge. 

    • In February 2016, we listed on the London Stock Exchange. 

    • In 2018, we acquired Westleigh Group Ltd as part of our housebuilding family, to provide an excellent platform for further partnership growth.

    2000s 
    • In 2000, we published our first Sustainability Report. 

    • In 2005, we were acquired by Copthorn Holdings Ltd, a 50:50 joint venture between the Cherry family and the Bank of Scotland (part of Lloyds Banking Group). 

    • In 2008, we celebrated our 50th anniversary and received the RIBA Stirling Prize for Accordia in Cambridge – the first residential scheme to ever receive the award.

    1990s
    • In 1994 we worked in partnership with Southwark Council to carry out the regeneration of five estates in Peckham through the Peckham Partnership, delivering over 2,000 mixed-tenure homes.  

    • Work began on several new community projects, including the award-winning Great Notley Garden Village, Braintree. 

    • In 1998, we were selected by English Partnerships to create the Greenwich Millennium Village, delivering over 3,000 new homes. 

  • Chelmer Village houses
    1980s 
    • We began work on our first new community development at Chelmer Village in Chelmsford.

    • We also established our Partnerships team, and our involvement in urban renewal and affordable housing began.

    • Our first partnership development, Reveley Lock in Rotherhithe, London, in 1982.

    • In 1972 the Countryside was floated on the London Stock Exchange. 

    • We continued to expand our residential development operations. 

    • Our strategic land focus commenced. 

  • Countryside House, Warley, Brentwood
    1960s 

    We hold over 60 years’ experience in building homes and placemaking. 40 years ago, we took our first steps into the world of partnerships, building relationships between the public and private sector to increase housing supply.  

    • Alan Cherry founded the Countryside in 1958. 

    • We carried out some small residential developments in Essex and East London.
