The site is enclosed on three sides by a recent housing development to the East, Belton Road to the North, and Keighley road to the West, with open countryside to the South.
The site forms a sustainable location for new homes and any future design of the site will take into account its unique location.
Outline planning applications provide an opportunity to establish the principle of residential development on the site, before later providing the detailed design as part of a separate application (called Reserved Matters).
The indicative masterplan shows how the site could be developed to provide up to 120 new homes, along side Public Open Space and landscaping. We have designed this masterplan to complement the local areas, whilst taking into account the unique character of the site and national and local planning policies. However, the exact number of homes and the detailed design of the site would be decided through the reserved matters stage.
Countryside Partnerships have been working alongside reputable consultants to investigate the site and ensure it is appropriate for residential development. This includes undertaking works such as access and traffic assessments, flood risk assessments and appropriate required flood mitigation, ecological assessments and ground investigations. A range of reports will be provided with the outline application to help determine that the site is a suitable place for new homes.
The images shown for this consultation show examples of typical Countryside developments. However, the development of this site could look quite different, depending on the outcome of any applications. At this stage we are only asking for feedback on the principle of developing the site, along with the indicative masterplan shown. Further consultation will be undertaken when detailed design is being considered.
