Ash Bank Heights is in the traditional village of Werrington, around 5 miles to the East of Stoke-on-Trent. The village is well-known for its windmill which stands at the highest point of the village and is the last standing windmill in Staffordshire.

The village offers a mixed selection of small local convenience stores, a pharmacy and several pubs as well as a variety of takeaways.

Great schools are within walking distance from the development, and the surrounding rolling hills are perfect for weekend walks and bike rides!

Open green space abounds at Ash Bank Heights. On the doorstep, our designers have carefully planned plenty of outdoor space for children to play out, jog or just walk the dog.

Just a short walk across the village is local favourite, Wetley Moor Common, which is a 118 hectare open public access area of common land and lowland heathland. 70 hectares of the site is a Site of Special Scientific Interest because of the long history of mining and quarrying dating from 1698 up to more recent bell pits dug during the 1920's.

Footpaths and bridleways stretch for miles and miles for cycling enthusiasts, offering superb views of the surrounding area.

For day to day essentials, the local convenience stores in Werrington are well stocked. For a bigger supermarket, Stoke-on-Trent is well represented by all the major brands with the nearest just 2.4 miles away. For a day out shopping, central Stoke-on-Trent is just under 20 minutes away by bus. Here you’ll find several coveted shopping malls, packed with all the major high street favourites. Stoke also has a good and growing variety of independent shops and small boutiques, ideal for finding something a bit different. Alton Towers is the best known amusement park in the UK and attracts visitors from all over and Ash Bank Heights is just over 20 minutes away. For a family meal out, The Windmill is a firm local favourite and is only 5 minutes walk.

Just quarter of a mile away is Werrington Primary School, where the latest OFSTED report paints a bright picture for the future of children attending the school.

There are two secondary schools within very easy reach at under two miles away, and both are rated as ‘good’ by OFSTED.

Ash Bank Heights is very well located for getting around. There is a bus service direct to Stoke-on-Trent right from the development taking just under 20 minutes. The site is located just off the A52 from which J15 of the M6 in just 8 miles, which in turn leads to the national motorway network.

Stoke-on-Trent railway station is just 15 minutes away.

We reserve the right to refuse to agree to Smooth Move and we are under no obligation to give reasons why. We will instruct local estate agents to undertake an independent valuation and marketing advice for your current home before we make you a proposal on a marketing price for your home. The realistic sale price may be lower than an initial marketing price and is based on a sale within a specified timescale fixed by us. You have the final say at the price at which the property is marketed, but Smooth Move will not be available if the price at which you wish to market your current home is higher than we think is realistic or the timescale is too long. You must agree: 1. No party is currently negotiating to purchase your current home 2. No introduction has already been made by another party 3. Not to instruct another estate agent to sell your current home. You may need to leave a full set of keys and agree to access accompanied viewings for potential buyers with the appointed estate agents. You agree that Countryside Homes will determine which estate agent is instructed and the terms of that appointment. It is not guaranteed that a buyer will be found for your current home or that any buyer will be willing to pay the price you want. Countryside Homes may continue to market your chosen Countryside home and reserves the right to take a reservation on this home until the sale of your current home to a third party is agreed and you pay the reservation fee on your chosen Countryside home. In this case, if available, an alternative home may be offered, but there is no obligation on either party to proceed with Smooth Move. Any sale of your current home to a third-party buyer is at a price approved by you. A reservation fee is payable to Countryside Homes for the purchase of your chosen Countryside home at the agreed price, when you agree a sale on your current home. You agree only to confirm agreement of sale with a purchaser who can achieve an exchange within 35 days and who has been financially qualified to proceed with the purchase of your current home. On the simultaneous legal completion of the sale of your current home and the purchase of your new Countryside home, we will pay the estate agents fees. Please note your buyer could cancel prior to legal exchange of contracts for the sale of your current home. In this instance, Countryside Homes retains the right to cancel the purchase of your chosen home and retain the agreed proportion of the reservation fee in accordance with your reservation agreement. We reserve the right to withdraw Smooth Move if an acceptable buyer is not found within the specified period. Should we secure a purchaser for your current home on your behalf and you do not proceed to purchase a Countryside home, you may be liable to pay all Estate Agent fees. Reservation fees may vary dependent upon the location of your new Countryside home. An upfront fee of £500 is required, all of which is refundable against the reservation fee and purchase price of your new Countryside home. §Home Stepper is available on selected new build homes only, subject to contract and eligibility criteria. Home Stepper is a new build shared ownership scheme brought to you by Sage Homes. The scheme is subject to individual mortgage lender qualification and affordability criteria as prescribed by Homes England. The scheme is subject to you first obtaining approval from Sage before reserving a new home from us. Eligibility for the scheme may be withdrawn at any time prior to reservation. Sage may also require evidence of your financial ability to proceed with the purchase of a new home from us. Shares from 10% up to 75% of the new home are available. Prices advertised can represent up to a 75% share of the new home. Rent will be charged at 2.75% of the unacquired equity share and is reviewed annually in line with the year-on-year change to RPI in the preceding 12 months plus additional 0.5% and an annual fee of £195, payable monthly. The property will be sold on a shared ownership leasehold basis with a term of 990 years and a buildings insurance contribution is also payable. You will also be liable to pay managing agent costs plus an administration fee payable to Sage. You will be an assured tenant with Sage Homes as the landlord until such time as you staircase to own 100% of the property. In addition, a mortgage approval fee of £60 and a notice of charge fee of £90 will be payable to Sage Homes on completion.
